Drafting Rates & Guidelines

An estimated 50% deposit is required to begin drafting services, with the remaining balance due upon completion of the plans.

Revisions are included throughout the drafting phase until the homeowner provides final approval of the floor plans and elevations. Once the plans have been finalized, additional revisions will be billed at $85 per hour. Plan submittal to the City/County is the responsibility of the homeowner and/or builder. Any required City/County redline corrections are included.

 

All dimensions, specifications, elevations, roof layouts, engineering requirements, site conditions, and construction details shall be verified by the contractor, owner, subcontractors, suppliers, and engineers prior to construction. Ray Custom Drafting is not responsible for field verification, material quantities, or construction means and methods.

NEW BUILDS/ADU
($3000 minimum)

Livable: $2.50/sq ft.


Non-Livable: $0.50/sq ft.


Site Plan: $500.

 

Structural engineering is not included in the above proposal pricing. If required by the jurisdiction, builder, or project conditions, engineering services will be provided through a third-party engineer and quoted separately upon completion and final payment of the plans. 

ADDITIONS / REMODELS
($3000 minimum)

Added Livable: $3.50/sq ft.


Remodeled Livable: $2.50/sq ft.


Non-Livable: $0.50/sq ft.


Site Plan: $500.


Field Visit: $500.

DETACHED GARAGE
($2250 minimum)

Stock Plans & Custom Modifications

Our ready-made house plans are professionally drafted and designed in accordance with the 2024 IRC (International Residential Code). Stock plans are available starting at $0.45 per square foot for livable areas.

Modification Services
Custom & Permit Pricing

Clients may also choose to have a purchased plan modified by Ray Custom Drafting to better fit their project needs. Available services include:

Custom modification and permit-ready drafting services generally begin at:

  • Minor floor plan modifications
  • Exterior elevation changes
  • Layout adjustments
  • Site plan drafting
  • Permit review revisions/redlines
  • Coordination with third-party structural engineers
  • $1.50 per sq ft for livable areas
  • $0.25 per sq ft for non-livable areas (garages, patios, porches)
  • $500+ for standard site plans

The initial stock plan purchase price will be credited toward the final balance of any custom modification package completed through Ray Custom Drafting.

Structural engineering services are not included in the above pricing and, if required, will be quoted separately through an independently licensed third-party engineer. All plans, dimensions, specifications, and jurisdictional requirements shall be verified by the owner and contractor prior to construction. Ray Custom Drafting is not responsible for field verification, construction means or methods, material quantities, or specific permit approval requirements.
